On Budget--Start to Finish

MidLantic offers a variety of timely and cost effective Construction Loan Services to commercial banks for most property types, including medium-sized commercial buildings such as warehouses, retail centers and office buildings as well as all construction services for residential and commercial land development and houses, both stock and custom. We also offer budget review and analysis services. The goal of every Midlantic Construction Inspection is to offer photographic evidence of progress and to opine on the quality of materials and workmanship, the amounts advanced and the balance to completion.

Preliminary Reviews

A preliminary review includes a site visit when necessary and a pre-construction review of the plans and specifications for the project and a written report designed to confirm the proposed building’s dimensions, to point out construction highlights, to discuss site improvements and to verify cost estimates and budgets.

MidLantic can perform these reviews for both commercial and residential construction.

Inspections

Each on of our inspections is conducted by a qualified field inspector and we can generally arrange inspections within 24-48 hours of notice. Reports are prepared and sent electronically in pdf format inclusive of photographic evidence of our findings as well as the results on our database search for permits and approvals as necessary and when available.

At MidLantic, our goal is for the client to know as much as we do, and or reports are designed to make that happen.

Each written report will attempt to opine on or state affirmative the following:

  • That the amounts requested are in line with the percentage of completion and that soft costs are properly accounted for
  • That the budget remaining is sufficient to complete the project
  • That the quality of materials and workmanship is according to specifications
  • That the site is well managed, clean and orderly
  • That permits are properly posted
  • That the site is properly secured if materials are stored
  • That the project can be completed on time

Fees

MidLantic will work with you to stay within your budget, but we won’t cut corners to do so. While many of our clients say we’re not the cheapest, they claim we are the best at what we do, and we try our best to be so. Further, we pride ourselves in being able to get to a job in a timely manner so that money can move as quickly as possible. Our experience has shown us over and over again that the worst thing that can happen to a job is to have an unpaid (and therefore unhappy) subcontractor.

Each fee, whether for a preliminary review or for a progress report, is negotiated after a proposal is given to us so that we can offer our services at a fair price for all parties concerned. If you can find services comparable to MidLantic's at a lower price, then we encourage you to do so. Our goal in this business is to provide the best product possible—not to be the cheapest.

Mr. Betz of Urbana, Maryland, is a seasoned construction professional with more than 10 years as a builder and construction manager in the building trades following a 10-year real estate banking career specializing in commercial and residential construction. He offers a strong background and expertise in construction budget and cost accounting processes coupled with a thorough understanding of building plans and plan review components, specifications and planning/land issues.
